ASUSTOR Acquires NT$420 Million Office At IBC Global Enterprise Headquarters As AI Tech Firms Shift To Northern Taipei Real Estate Clusters Near Beitou Shilin Technology Park
ASUSTOR, an affiliate of ASUS specializing in NAS and private cloud systems, has acquired an office at the IBC Global Enterprise Headquarters for NT$420,000,000. This purchase highlights a trend of tech firms seeking to purchase office space in Taipei’s northern districts. Factors such as the boom in the AI industry and the scheduled completion of NVIDIA’s headquarters in 2030 will shape the commercial real estate market moving forward.
Data analysis reveals that chip and AI firms from Hsinchu Science Park, Neihu Science Park, and other regions such as South Korea are searching for commercial space near Beitou Shilin Technology Park. These companies are migrating from leased office space to purchased office space in the area and establishing a presence in the growing technology hub. The presence of this cluster is reinforced by recent ComputEX presentations that demonstrated 290 relevant companies are anticipated to establish a network in the vicinity of the park.
The influx of commercial real estate demand has spurred residential sales in Beitou District. Between January and May of this year, 983 units were transferred, up 32.7% from the 741 units sold during the same time period of the previous year. The price per ping of newly developed residential properties in the Beitou Shilin Technology Park district ranges between NT$1,200,000 and NT$1,500,000. Much of the demand for housing in the area is driven by company executives and engineers who are buying homes as personal residences near their new offices.
Although many areas in Beitou Shilin Technology Park can accommodate new projects, a majority of these buildings will encounter difficulty providing adequate access to public transit. Due to their distance from the metro, transit access has remained a significant issue in new developments; upcoming transit expansions like the Shilin Datong medium capacity metro line are currently under review, and a immediate solution is not yet available for business tenants. The proximity of IBC Global Enterprise Headquarters to public transit has made it an attractive option, located just 150 meters from MRT Red Line Qiyan Station, offering a 3 minute walk to the metro.
The IBC Global Enterprise Headquarters building is located at 60 meter wide Daye Road between Guandu Science Park to the north and Beitou Shilin Technology Park to the south. The building is situated on a 1,298 ping plot that overlooks the 707 hectare Guandu Plain. The project, developed by international architectural firm Aedas, features a 27 story steel structure with both steel reinforced concrete and concrete filled steel tubes. Amenities at the office building include a 10 meter high lobby, a fountain plaza, and an outdoor swimming pool on the second floor.
The Jia Shan Lin Real Estate Financial Center reported that the increased volatility in the stock market, which experienced daily fluctuations between 1,700 and 2,700 points, caused corporate investment divisions to increase their allocation to tangible real estate assets.
